Common questions

What do allowances cover, and what happens if I change something?

Very little sits in an allowance, because we document your plans and selections before we price. If you change something later, we price the change first and put it in a written, signed change order before any work happens.

How long does a build take?

Design and permitting come first, and we run the City of Houston permit process ourselves. Plan on roughly 14 to 16 months of active construction once we break ground. You get a weekly report the whole way, so you always know where things stand.

What does the warranty cover?

One year on workmanship, two years on systems, and six years on structural. It's in writing, not a handshake. If something comes up after move-in, call or text Jack.

Where do you build?

Houston's Inner Loop: Montrose, the Museum District, Braes Heights, West University, and the Heights. Jack lives in Braes Heights, so most of our work is a short drive from home. If your lot is close but not on that list, ask.

Do I need my own lot?

No. There are three ways in: build on an SDB lot, bring your own, or we find one together. We're actively sourcing lots in Braes Heights and within walking distance of Rice Village right now.
